 Are you ready? Benjamin Franklin said “By failing to prepare, you are preparing to fail” and he’s right. Many of you know I have an 8 year old son and 6 year old daughter and they are awesome! They can also be a handful! Our biggest issue at this age is getting them prepared! I have to set them up for success by preparing them for what’s coming next!  

When you’re buying a property you need to be prepared! Do you have your financing in place? Contractor ready? Plans in place? Do you do the same thing every time? In this market, you’ve got to be ready or you’ll miss the next deal! Don’t let the next deal slide by! I get to many calls from people that say they want a deal, but when I send it to them they aren’t ready!

Well, check out this article. The state of Colorado and Associations of General Contractors have joined together to try and fill 30,000 jobs that are needed in the next 7 years. They partnered with Emily Griffith Technical College in Denver to offer a free program. Are you thinking what I’m thinking? I may take the class or just wait outside and hire a couple of these people!


Is the market slowing down?

Those of you who were at the ICOR meeting heard Lon Welsh tell what was going on with the market, and he had charts and graphs to show you. Well, yes the market is slowing down just like last year. But don’t panic! It just feels like a big slowdown because of how hot our market was this spring. Take a look at Lon’s blog from Your Castle Real Estate.


The latest Mortgage Rates: 30 Year fixed at 3.33% and 5/1 ARMS at 2.71%. Expect investor (non-owner occ) rates to run about ½ point higher on non-owner occ loans. (These are AOL/ reported average rates as of Thursday) The 30 year fixed rate raised .5%  while the 5/1 arm went down slightly. Still amazing what you can get money at!


Slowing down? Settling down? If you look at the stats from last year you’ll see this is normal. Just read Lon Welsh’s article or attend his trends class! His insight is amazing.
