Buy High, Sell Low

Is that you?  I hope not. Nonetheless, most people buy “stuff” when they “need” to rather than when they “want” to.  Price is important only with regard to payments.  Most Americans are inclined, maybe attached, to payments rather than price. Automobiles are a good example.  I know a person who self-depreciatingly states, that with real estate, he “buys high and sells low;” that’s just the way it turns out for him.  You can scroll across our country for examples of this…as well as the antithesis: “buy low, sell high.”  TIMING the market is everything; most homeowners don’t have “time” for that, to time their buys and their sales.  RE investors, on the other hand, must utilize TIMING as a market tool, especially “flippers.”  Landlords have TIME on their side such that they, if they’re disciplined and are following a grand plan, will pay off their mortgage and own that rental FREE & CLEAR. What a concept. Cash Flow. Passive Income. Financial Freedom.  Are you there yet?  Make that plan then execute that plan. Make it happen. There’s no time like NOW!

HUD STEALS for you investors who are looking for out-of-state deals (this is just a sample of potential bargains available; click on link for more information; all at investor status; “IE” means FHA-lender repairs are under $5K, “IN” means insurable, OK, for FHA loan as is);who says there are no bargains out there? These HUDs may “go” quickly:

15 words that help homes sell for higher pricesluxurious, captivating, impeccable, stainless, basketball, landscaped, granite, pergola, remodel, beautiful, gentle, spotless, tile, upgraded, and updated.  Now go out there and change the verbiage of your listing!

On the other hand, how about 9 keywords that could hurt your listing: fixer, TLC, cosmetic, investment, investor, potential, bargain, opportunity, and nice. Now go back out there and change the verbiage of your listing again!

 On the surface it sounds silly buy here’s 3 ways to buy and sell a home at the same time:

  1. Sell first, then buy
  2. Buy without selling first
  3. Buy and convert existing home to a rental

OK, let’s set the stage: how do you make any room seem larger?

  • Expand your square footage to the outdoors
  • Edit mercilessly
  • Keep it simple
  • Make a statement

 The latest Mortgage Rates: 30 Year fixed at 3.67% and 5/1 ARMS at 2.79%. Expect investor (non-owner occ) rates to run about ½ point higher on non-owner occ loans. (These are AOL/ reported average rates as of Thursday)


Time “marches” on. Hey, March is one of the best months to sell your property.  Spring IS in the air.  I am starting to see more investors selling bundles of rentals, 3 last week, 5 this week (that’s one selling 3 and another selling 5).  Maybe it’s time to create or add to your portfolio.  We’re still seeing bidding wars and rent escalation with no end in sight.  Front Range Denver and Fort Collins housing remains tight; Colorado Springs is starting to inch up (it still has a ways to catch up with Denver, however).  Contractors are calling the shots.
