Most Americans are inclined, maybe attached, to payments rather than price. Automobiles are a good example. I know a person who self-depreciatingly states, that with real estate, he “buys high and sells low;” that’s just the way it turns out for him. You can scroll across our country for examples of this…as well as the antithesis: “buy low, sell high.” TIMING the market is everything; most homeowners don’t have “time” for that, to time their buys and their sales. RE investors, on the other hand, must utilize TIMING as a market tool, especially “flippers.” Landlords have TIME on their side such that they, if they’re disciplined and are following a grand plan, will pay off their mortgage and own that rental FREE & CLEAR. What a concept. Cash Flow. Passive Income. Financial Freedom. Are you there yet? Make that plan then execute that plan. Make it happen. There’s no time like NOW!

Time “marches” on. Hey, March is one of the best months to sell your property. Spring IS in the air. I am starting to see more investors selling bundles of rentals, 3 last week, 5 this week (that’s one selling 3 and another selling 5). Maybe it’s time to create or add to your portfolio. We’re still seeing bidding wars and rent escalation with no end in sight. Front Range Denver and Fort Collins housing remains tight; Colorado Springs is starting to inch up (it still has a ways to catch up with Denver, however). Contractors are calling the shots.
