I think we can take at least one life lesson from Kool and the Gang (and no, it’s not that spelling isn’t important) – celebrate good times! It’s an important part of life and business, to be able to take the time in the midst of a bad stretch or even a good stretch and celebrate – something, anything! Celebrate anything that is a win. It’s important and can do so many things for us 1) It can help keep us positive if things are down and 2) It can keep us energized to move on to the next project or obstacle 3) It can help us count our blessings. 4) It can change our perceptions of our situation and as you know – perception is reality (and some of us need new realities). There are others. So go, celebrate a win if you haven’t in a while. It doesn’t have to be big one (in either what or how you’re celebrating). It just has to be enough to keep some perspective. Onward and upward!
We often ask “why would I want to go look at a house in the MLS that has no pictures?” The truth is, that if we think that way as investors, how much more do our buyers think it? Having a good photographer can make even a dated house look attractive. All you need is traffic to get that house sold, start with the 1st impression. 4 tips:
- Don’t list you home without them
- Clean, declutter, organize, remove
- Poor photos won’t cut it
- Don’t skimp on the number of photos
Lots of the “hot areas” have houses that are over 100 years old. Those that are looking to step up their game and play in a larger rehab with a higher potential profit might ask “what’s the big deal between this and a 1950’s+ house. Well here’s your answer. For those that have wondered about older houses, this list is for you. Although this is not exhaustive by any means it gives an example of what you might expect.
- Faulty, Dangerous or Old Wiring
- Corroded Water Pipes
- Limited Bathrooms
- Sagging Floors
- Landscaping Issues
If you love stats, then have I got the place for you. Just to give you an idea of how we are doing this year. Things are looking up. I pulled some of these stats for the weather report below as well. Here are some cliff notes: We’re up 3% in both new and active listings over last year, average sold price is up over $40,000 year over year or 13%, median sold price is up 12% or $33,000.
The latest Mortgage Rates: 30 Year fixed at 3.47% and 5/1 ARMS at 2.77%! Expect investor (non-owner occ) rates to run about ½ point higher on non-owner occ loans. (These are AOL/Zillow.com reported average rates as of Thursday)

Much like the weather, inventory isn’t getting any better. There were roughly 4,300 active listings for SFD houses in Denver which is up from last year, but only ever so slightly. That’s keeping prices moving upward and competition stiff. The deals are out there, but you’ve got to work for them.
