Choices & Options

As some of you know, I’ve been sick the past two months. Justin Walker filled in for me with last week’s blog; thank you Justin!  I went through a barrage of tests and we’re still eliminating ailments from the list. Once we have a definitive answer, we will review our Options and make Choices based upon facts, logic, emotion, intuition, and impact.  So many decisions we make in life run the process: review facts/truth, determine options, and select the optimal option…how do we know “it’s” the right choice?  Logic can only take us so far. Faith must take over as our choices play out.

HUD STEALS for you investors who are looking for out-of-state deals (this is just a sample of potential bargains available; click on link for more information; all at investor status; “IE” means FHA-lender repairs are under $5K, “IN” means insurable, OK, for FHA loan as is);who says there are no bargains out there? These HUDs may “go” quickly:

5 worst markets for 2Q2015:

  1. Cumberland, MD (down 17.1%)
  2. Bridgeport, CT
  3. Kingston, NY
  4. New Haven, CT
  5. Farmington, NM (down 4.3%)

Who needs a spouse to buy a … house? 40% of first time buyers are married vs 52% 20 years ago.  Typical first time buyer is older, has rented longer, and buying at 2.6 times their income and they don’t want to do the work to fix it up.

 How old are homes in our states? Oldest average is DC, then mixed. More western homes were built 2000-2010 but, again, more sprinkling throughout. Let’s dig in further…what architectural styles were popular in which decades?

  • Colonial Revival: 1900-1950
  • Craftsman: 1910-1930
  • Mid-century Modern: 1940-1965
  • Ranch: 1950-1985
  • Millennium mansion: 1985-present

Here’s a fascinating discussion on the danger real estate brokers are now facing! “The real estate industry is saddled with a large number of part-time, untrained, unethical and/or incompetent agents.” from an NAR report, which goes on, “ the great oddity of the real estate industry is that it has not been ‘Amazoned,’ ‘Pricelined’ or ‘Ubered.’ It’s an inefficient multi-billion dollar business that has somehow adopted to the Internet era with a skill that can only leave travel agents, cab drivers and booksellers looking on in awe. How do brokers do it — and can they keep doing it?” They point out the commission discrepancies between Europe and America, Europe runs around 1-2% while we’re 5-7% stateside!

 The latest Mortgage Rates: 30 Year fixed at 3.72% and 5/1 ARMS at 2.71%. Expect investor (non-owner occ) rates to run about ½ point higher on non-owner occ loans. (These are AOL/ reported average rates as of Thursday)


 Inventory remains tight except in isolated areas.  We continue to see price wars, bidding wars, who has the sweetest offer, etc.  No big changes on the horizon. If the FEDS start up with a ¼ – ½ point, our stock market will tank (temporarily, no surprise), and in a trickledown effect, home mortgages will go down. Still, interest rates are hovering close to record lows so there’s no excuse (or, at least, getting a good rate on a loan is no excuse) NOT to buy properties. Schools are starting up so most of that real estate activity is gone. Still, plenty of opportunity for all!
