We’re constantly making decisions, many we’re not aware of. Is your world black & white or color? Do you know you have choices to make? Even by not making a decision, that act is making a decision, so you cannot escape and be wishy-washy or non-committal. It catches up with you! What do you choose? Door number 3? Your choices matter! Think them through, run best case vs worst case, do a quick analysis, what are the pro’s and con’s, the good/bad? Then pick, make your decision. Maybe it’s what to order at a restaurant, maybe it’s the decision to answer the phone when you’re consumed in a project; your choices are virtually infinite. What’s it going to be? What are the consequences? What difference will there be? How important is it? Maybe you want a second opinion. How do you weigh the severity of the choice? More questions than answers. That’s my choice. The rest is up to you!

Affordable Millennial housing? Akron, Buffalo, St Louis, Des Moines, Pittsburgh, Louisville, KC, Indianapolis, Omaha, Minneapolis. Notice any trends? Right, most are in the mid-west rust/farm belt.
- Still not enough homes (USA year over year: listings down 10.9%)
- Mortgage rates edge up (it’s happening already)
- Home sales will rise (it’s happening)
- Credit availability will increase (it’s happening)
- High-end home sales rise (yup, it’s happening!)
Even inexpensive homes are too pricey for many. Income is up 15% since 2000 for the bottom 1/3 US workers. Home values are up 41%. Renters pay average 30% of income on rent; home buyers pay average of 15% for mortgage payments.
The latest Mortgage Rates: 30 Year fixed at 3.77% and 5/1 ARMS at 2.83%. Expect investor (non-owner occ) rates to run about ½ point higher on non-owner occ loans. (These are AOL/Zillow.com reported average rates as of Thursday)

Go figure. Appraisers are putting in overtime to meet the demand, yet, inventory is low; it’s not just refinances, either. Face it, BUSINESS IS BOOMING in FRONT RANGE COLORADO (FRC). White Hot market in Metro Denver and NoCo (Northern Colorado: Loveland, Longmont, Fort Collins, et al): trades, suppliers, builders, techs, etc. When will it end? Short answer: IT WON’T! Qualified answer: it will taper off, slow down, level out, stabilize in a couple years with seasonal adjustments (FRC housing slows down typically in late fall/winter). I just heard yesterday on the radio that Metro Denver average housing sale price was $400K. Average? That’s a bit scary. If you don’t have a cap you get sunburned! Be careful out there!
