After working in real estate as a mentor, landlord, and fix and flipper, I am embarking on a new journey starting next month. I am leaving Denver at the beginning of August to attend seminary in Minneapolis, MN. God gave me a gift for teaching and (I’ve been told) leadership that I’ve used over the last 5 years. It is these gifts I carry with me for this next phase in life. My wife, kids, and I are all very excited for what is around the corner. I have thoroughly enjoyed meeting, doing business with, and interacting with many of you over the years. Thanks for the memories, encounters, friendships, and fun! You have helped to shape me to this point in my life and I’m grateful for the time I’ve had with you. I hope you all continue to grow, share and network through the breakfast club and Invest Success. You’re in good hands with Tim.
It’s been an amazing year for me so far. When I took over Invest Success in January I made sure that my team was in place! If it wasn’t for Justin I don’t think I would have been able to continue to build what John Fisher had started. Justin is a great partner, teacher, mentor and friend. Justin isn’t leaving us for good, he just won’t be able to drive down to the DTC to meet me any more. He will still remain a part of our company and family. Justin’s calling has taken him to Minnesota were he can develop his skills to become an even greater servant!
I will continue to run and grow Invest Success, The John Fisher Breakfast Club and John’s Legacy Foundation. We’re currently working on bringing a great candidate on board and very excited about them.

We’re going to have a small get together, if you’d like, please come celebrate, hang out, say goodbye to our coach, mentor and friend! We’ll be at The Hornet on Monday July 25, 2016 from 5:30-7:30. We will have some beer and light appetizers. The Hornet is located at 76 Broadway, Denver.

Onward and upward? Or maybe that’s outward? Aurora is once again looking at expanding 20,000 acres to the east with 50,000 new homes growing the population from 351,200 to over 480,000 people for an almost 36% growth. But what’s the cost? Expansion that large has considerable cost and until it’s fully developed, there are not enough taxes to pay for what’s going in. So who flips the bill? I supposed the way Denver metro is growing, there may not be a choice.
Anyone big Denver Bronco fans out there? WELL, for just $22 million you could own your very own “custom designed, Mike Shanahan residence.” Complete with racquet ball, golf simulator, bowling alley and a pool. It’s only 6 bedrooms but does have 13 baths, so you never have to fear not having a toilet available. HOA is a mere $4,282 per quarter and taxes are (drumroll please)… $109,628. Happy buying!
MORTGAGE RATE UPDATE
The latest Mortgage Rates: 30 Year fixed at 3.29% and 5/1 ARMS at 2.75%. Expect investor (non-owner occ) rates to run about ½ point higher on non-owner occ loans. (These are AOL/Zillow.com reported average rates as of Thursday) The 30 year fixed rate stayed the same while the 5/1 arm rose slightly.

Back on track! Yep, after a week of celebrating it looks like were back on track! Lots of new listing came on over the weekend. We may actually see some houses stay on the market for a couple of days… well maybe not in the lower price range. If you compared our market to last summer they are tracking the same way. It’s going to continue to be good for the rest of the year!
