Sure, the Ugly American is alive and well throughout the world, yet most of the world wants to emulate America, our high standard of living, our culture, the freedom to thrive (we have more foreign-born millionaires than native-born!), the American optimism and spirit. In Alexis de Tocqueville’s Democracy in America, 1835, he compares living and social conditions in America’s New World with that of Europe; he found an optimism and “can-do” attitude that still prevails 180 years later. Sure, we make mistakes as we try to steer the world in “our” direction. I count my blessings daily to have the opportunities and freedoms as we celebrate Independence Day, July 4, the adoption of our Declaration of Independence from Great Britain nearly 240 years ago. Happy Birthday, America!

The latest Mortgage Rates: 30 Year fixed at 3.96% and 5/1 ARMS at 2.90%. Expect investor (non-owner occ) rates to run about ½ point higher on non-owner occ loans. (These are AOL/Zillow.com reported average rates as of Thursday)

It’s Prime Selling Time. Get that house listed and sold, especially if it’s in a desirable school district. Families move more in summertime to lessen school disruptions; some ‘hoods do not sell well after August. We’re still seeing bidding wars and battles, not just among owner occ homeowners, but also among investors. Be careful and don’t overinflate appreciation (is that redundant?). Make sure your numbers work. Any bump when you list/sell can be a bonus. Money is relatively cheap because deals are harder to find. Two local successful lenders have opened up offices out of state: Pine Financial in Washington, DC and Merchants Mortgage in Kansas City. They see opportunity and I am sure will do well. Don’t let moss grow under your feet! Meanwhile, think out of the box, expand your thought patterns, explore all possibilities; you may be surprised! Have a Happy and Safe 4th!
