Well, we’re three weeks into 2016, how are you doing with your New Year’s resolutions? I find it funny that we use January 1st as the date around which our goals are set, our “resolutions.” I suppose we have to start somewhere, but why not “now”? If you weren’t going to do it three days, three weeks, or three months ago what makes you think January 1st is your day? It begs the question of “how’s the resolution of your resolution.” What is your resolve for accomplishing your goals? What is your motivation? It comes back to that all important question – what is your “why?” This may be stating the obvious, but the accomplishment or failure of a goal is just the triumph of a greater (or lesser) desire within ourselves. If I value my family more than my job, I’m going to spend more time with my kids. If I value others more than myself, I’m going to be a more loving person. If I value my health more than junk food, I’m going to eat better and exercise. If I value growth in my business more than extra-curriculars, it’s going to grow. Each one of our goals fights against some barrier we need to overcome and some barriers take more effort than others. What is your resolution to carry these through? Make sure you understand your “why.” It’ll help with your resolution and your resolutions.

Clear Capital’s Home Data Index expects Denver’s market to rise another 7.7% this year. They are expecting it to be tops in the nation. We look at the appreciation as a good thing as investors, but reality is that with a market like this the words “uncertainty” and “volatile” are still (and probably rightfully) being thrown around.
Cash is king – in Florida that is. Miami, Sarasota, Fort Meyers all have over 50% cash transactions and apparently there’s a drive to find out who has the cash to stop dirty money. Comparatively, Denver has traditionally hovered just over 20% in the last year or so. I suppose we’ve had a slight uptick in houses being purchased for cash with recent changes in regulation…
The latest Mortgage Rates: 30 Year fixed at 3.62% and 5/1 ARMS at 2.87%! Expect investor (non-owner occ) rates to run about ½ point higher on non-owner occ loans. (These are AOL/Zillow.com reported average rates as of Thursday)
