Eyes are truly a remarkable creation. Here are some fun facts I found online from varying sources. 1) An eye is composed of more than 2 million working parts  2) An eye cannot be transplanted. More than 1 million nerve fibers connect each eye to the brain and currently we’re not able to reconstruct those connections. 3) Eyes are the second most complex organ after the brain. 4) 80% of our memories are determined by what we see. 5) 80% of vision problems worldwide are avoidable or even curable. Crazy huh? I included that last point, #5, on purpose because so many people struggle with “vision” problems, yes literal, but also figurative. Some people have no vision, some have fuzzy vision, some have perfect vision, but might be looking at the wrong thing. Vision, as with its literal sense, is a powerful gift figuratively, but our “vision” needs to exist, to have direction, and to have focus. Do you have a vision statement? What does it say? Does it give you focus or is it cloudy? If you think things have been murky, maybe it’s time to clear up your vision and start seeing closer to 20/20.


Anyone tired of hearing about appreciation? Doesn’t everyone like to be appreciated? Not that type of appreciation. And no we’re not tired of hearing about it, especially if you’re a land owner… Denver topped out at 15%+ appreciation from April 2015 to April 2016. To put it in plain numbers, that’s $45k in equity gain on a $300k house. Five Points just set a record for price per square foot – $480. Oh, stats on the house if you don’t read the article – listing price $400k, sales price $446k, 68 showings and 23 offers.


3 Keys: well marketed, personalized, and interesting. What are we talking about? Real estate? Hamburgers? Vacation? Nope, these are the three keys to a good yard sale. Come to think of it, it would appear that these three would work in any sales situation. But for those of you looking to rid yourselves of some junk this spring and summer, here are ten tips (along with the three you’ve already been privy to).

  • Offer at least 100 items or more for sale.
  • Present an array of goods.
  • Use tables and tablecloths to display your more expensive items.
  • Create tags or labels to individually price all items.
  • Choose your sale’s date wisely.
  • Make sure you have outstanding signage.
  • Wear an apron. Stock your cash box.
  • Provide a way to carry items off.
  • Prepare for leftovers to move on.

Hard to believe, but on the other side of the world (figuratively), Freddie Mac and Fannie Mae are working on plans to bail out homeowners who are still under water on their mortgages, forgiving principal balances under $250k down to 15% over the value. Tough to think people are still considerably underwater when we’re in the market we’re in.


 The latest Mortgage Rates: 30 Year fixed at 3.46% and 5/1 ARMS at 2.80%. Expect investor (non-owner occ) rates to run about ½ point higher on non-owner occ loans. (These are AOL/ reported average rates as of Thursday)


Would we call it treacherous? I don’t think so. But 1/5 of all properties going u/c are falling out. The friction between increasing prices, reluctant and frustrated home buyers, and frothy sellers is producing more tension than is usual. Does anyone miss the “more balanced” days when it took one month to get a house under contract?
