In a short tribute to this week’s holiday we’re going to keep things black and white. Martin Luther King Jr. saw things blind to “color.” To play on another phrase, his memorial is remembered as being without regard to the cover, but instead on reading the pages. What a great remembrance and lesson we can take to heart – people should be loved for what’s on the inside. Now, stepping out of the literal “black and white” but all the while staying in the monochrome, let’s jump to the association of black and white with “right and wrong.” Again, MLK taught us another very important lesson on “black and white.” How do you “see” things? Are you operating in the black and white of life? Or do things shift to gray? And if you operate in the gray, where does it end? How much gray is too gray? Wait, all this gray talk is making me blue. I’ll end on this note – honesty and integrity are values deeply rooted in those that operate in the “black and white” of life and are essential for longevity in a healthy, respected business. If you are dabbling in the gray, stop mixing your colors and start anew.

Denver’s luxury-end of the market is not gaining as much value as the rest of the market, but it’s growth in movement suggests its healthy. There were 152 units sold in December, compared to 77 in November and 101 last December. That was for median house prices at $1.32M
One of the more difficult tasks to navigate in the real estate market is finding comps/determining ARV. This article does a good job of pointing out of some of the gotchas that can getcha if you’re not paying attention. Here’s a summary of the list:

– Understand that fixtures and finishes matter
– No two homes are alike
– Small nuances in the market will affect price
– Go see homes for sale

The latest Mortgage Rates: 30 Year fixed at 3.57% and 5/1 ARMS at 2.73%! Expect investor (non-owner occ) rates to run about ½ point higher on non-owner occ loans. (These are AOL/Zillow.com reported average rates as of Thursday)
