Our Condolences for Terry Wenze and family
For those of you that don’t know, our dear friend, Terry Wenze, lost his daughter, Jenna, two weeks ago at the age of 17. Words cannot express our shock and sadness for the whole family. Magnets and the Inner Circle
Sounds like some weird conspiracy documentary title. It’s a consistent topic of discussion in life and business. Who’s in your inner circle? And what does that have to do with magnets? Well, first let’s define the inner circle. For purposes of this blog, it’s the top 5 people you spend the most time around either influencing/being influenced by in your life. And the magnet part? Well each member of your inner circle is like a magnet, yourself included, drawing you up or down. Ever notice how being around someone who is positive makes life seem more positive or how being around someone negative makes life a little gloomier? It takes a REALLY strong magnet to draw 5 other opposing magnets. Who are your magnets? Where are they drawing you? Where are YOU drawing THEM? We are relational beings, it’s how we were created and those relationships draw us places. Sometimes those places are not where we want to go. The beautiful thing about it is this – you can either change the magnets that are drawing you – put in new ones. OR you can draw others to new places and new “pulls.” Neither of them is wrong. Sometimes we pull and pull and others will not come along, at that point, it’s time to replace it with a new magnet and hope it’s better for both “magnets.”

Denver is going to spend $1.4 million dollars to “up their game” in inspections. Is this a little relief for the weary? Although, I’m not sure who is more weary, the inspectors or the investors and contractors. Permits were up 9% last year, they expect 8% this year and are up over 75% since 2009. Current timelines for getting a new building permit are around 12 weeks, which is 3x longer than their goal of 4 weeks. Let’s see what happens!
According to the Federal Reserve Bank of New York’s consumer credit panel, 58% of the mortgages originated in the first quarter had an Equifax Risk score of 760 or higher. Assuming how scores are calculated hasn’t changed, it looks like we’re still in healthy range of lending practices and that the lending market is still pretty tight. In contrast, on 23% of people with credit score of 760 were getting loans in 2004. Bubble, you say? If so, it probably won’t be from overload of “bad” borrowers…
Home automation? Not just the thing of the future. 81% of people with smart home products say they are more likely to buy a home with home automation already installed. We’re on the cusp of the demand, are you going to be on the forefront or following? Simple things like wi-fi thermostats, smart locks, and lighting can be relatively simple and fairly inexpensive.
MORTGAGE RATE UPDATE
The latest Mortgage Rates: 30 Year fixed at 3.42% and 5/1 ARMS at 2.69%. Expect investor (non-owner occ) rates to run about ½ point higher on non-owner occ loans. (These are AOL/Zillow.com reported average rates as of Thursday)
