It’s HEEEERE. Happy Friday, all. Onward and upward!

Motivation – the base of that word is “motive.” I was watching a montage this week on what the world would consider “successful people” and all of them had one common theme – whatever you are doing, you need to be motivated to do it. Driven to a passion beyond what others understand to be reasonable. What happens when things get difficult? What happens when road blocks show themselves to be higher than anyone else is willing to climb? What is the motive that drives you and can you overcome it? The person without the motivation will not make it up that hill or over the obstacle; they’ll move on to find another road with less resistance. Those who are motivated are driven to succeed and to find a way. Are you driven? Are you succeeding? Are you finding a way? Are you working where you’re motivations lie?

HUD STEALS for you investors who are looking for out-of-state deals (this is just a sample of potential bargains available; click on link for more information; all at investor status; “IE” means FHA-lender repairs are under $5K, “IN” means OK for FHA loan as is);these HUDs may “go” quickly):

Want to be successful? Or at least wonder what they do or don’t do? Well you can start with the social media and proceed from there. Success magazine lists the top 8 things that successful people avoid. Yep, a cut there, a prune there, starting to look good!

  1. Productive, successful people don’t get sucked into social media
  2. Productive, successful people don’t go through the day without a plan
  3. Productive, successful people don’t do emotionally draining activities
  4. Productive, successful people don’t worry about things they can’t control.
  5. Productive, successful people don’t hang out with negative people.
  6. Productive, successful people don’t dwell on past mistakes
  7. Productive, successful people don’t focus on what other people are doing
  8. Productive, successful people don’t put themselves last in priority

There’s a lot of talk about out of state investing. Where’s the good market? Who’s got good rental rates? Where is there a good margin? Zillow lists the top ten markets that are good for first time home buyers. Indianapolis tops the charts. If you’re thinking about flipping or investing in these markets, investor beware? One of the four categories they considered was “Cash buyers.” Does low cash buyers mean bad market or low competition?

  1. Indianapolis, IN
  2. Pittsburg, PA
  3. Memphis, TN
  4. Cleveland, OH
  5. Chicago, IL
  6. Oklahoma City, OK
  7. Louis, MO
  8. Houston, TX
  9. Tampa, FL
  10. Birmingham, AL

The latest Mortgage Rates: 30 Year fixed at 3.47% and 5/1 ARMS at 2.74%. Expect investor (non-owner occ) rates to run about ½ point higher on non-owner occ loans. (These are AOL/ reported average rates as of Thursday)

Things seem to be holding true to form or at least recent form. House is listed, showings are scheduled, offers are received, prices are bumped up and everyone except the buyers are happy. I say they are not happy, but more relieved that they “won.” What’s the consolation prize?
