 Can you find a deal? Are there any deals out there? Where are they? How do you find them?

These are really good questions and the answer is YES!  Simple right? We’ve been talking about this for the last year and here are some of my ideas. You can still use the MLS to find deals, try searching for properties that have been on the market for over 40 days or look for properties that have been under-contract for 45+ days. If a property hasn’t closed within 45 days there’s usually an issue, call the agent and find out, maybe they’re looking for a back up offer. Have you knocked on your neighbor’s door? Go say hi, you never know who needs to sell their house.

I think I’m suppose to be imparting some great wisdom like Justin does, but I’m not as savvy a writer as him. I hope you enjoy the information and get an idea of how to find a deal!


 Good news for landlords? It looks like it, but remember your tenants need to be able to pay the rent.


Metro Denver apartment rents looked like they had peaked in August, but they broke through their old highs in April, according to a rent survey released this week by Axiometrics.

 The latest Mortgage Rates: 30 Year fixed at 3.48% and 5/1 ARMS at 2.76%. Expect investor (non-owner occ) rates to run about ½ point higher on non-owner occ loans. (These are AOL/Zillow.com reported average rates as of Thursday)


New listings are down and solds are up. Each week changes, up, down, can you keep up? The moral of the story is price your house right and it will sell quickly!
