It’s close to the end of the year and many people get in a rush for a myriad of reasons – parties, gifts, end of year numbers, next year’s goals and on and on. Let’s not get ahead of ourselves. For many, the next week or two will be the only time you see some family for the year. For others it will fly by because you get lost in the activity. I want to challenge you in this Christmas season to be intentional and (as corny as it sounds) spread the Christmas cheer. Enjoy the things that matter. Your business, houses, and everything that comes with them will still be there. But, as we saw this year with John, we never know if WE’RE going to be here. Inventory year over year in November is down from 2013 – 2015. The data shows that we’re down to 1.7 months of inventory for SFH in 2015 vs. 2.3 last year and 1.0 months for townhouses and condos vs. 1.5 months last year. Average prices were $397,939 and $279,707 respectively for SFH and condos. Maybe the market can melt some of this snow…
The big story in the news is the interest rate hikes. What are the underlying factor of a rate hike? Is it good or bad? At least according to NBC and CNN, historically it’s a good sign. GDP is growing, unemployment is falling and all is sunshine and flowers. Here’s a summary of what the rate hike is and can mean. How will that affect Denver? Time to pull out that ever fleeting crystal ball.

The latest Mortgage Rates: 30 Year fixed at 3.79% and 5/1 ARMS at 3.02%! Expect investor (non-owner occ) rates to run about ½ point higher on non-owner occ loans. (These are AOL/Zillow.com reported average rates as of Thursday)
