Get out the mops, trash bags, dusters, and brooms, it’s time to clean out… your brain? That’s right. It’s time to clean the cobwebs, the preconceived notions you’ve been fed, and the junk that’s keeping you tied down. What’s tying you down? That’s for you to figure out. What’s your “normal?” What do you want your “normal” to be? What’s really stopping you from getting there? One of the worst places for you to be is comfortable – there’s not enough pain to be motivated and just enough happy to not strive for better. Do some organizing, find out what’s wasting space in the ol’ noggin’ and toss it. A word of caution, make sure you’re replacing it with something good. A bad habit or idea replaced with a different bad habit or idea does you no good. Take some action! Get focused and clean away.

It’s all the new craze! Need money? Just crowdfund it! Why not in real estate? “It’s like a kick starter for the real estate industry.” Good money is one of the keys to making real estate work. Without it, you can’t close a deal. Is the American public vicariously living their real estate dreams through crowdfunding? Or maybe they want their money invested in something that’s tangible, not a conceptual entity with subjective value. Fix and flips are the “low hanging fruit” of the crowd funding industry. If you’re having trouble finding money to expand, it might be time to look that way.
Waterless, paperless, touchless, what about tankless! A lesson from the Bob Villa about tankless water heaters. With everyone going green is this going against the grain? They claim to be 24-34% more efficient and they are an upgrade in convenience for sure, but can you imagine never running out of hot water? How long would the average shower go up if we all had on in our house? How much do we save that way? Either way, a nice upgrade for sure. One of the little accoutrements we might put into a house to make it stand out. “Ooo, remember the one with the tankless water heater?”
MORTGAGE RATE UPDATE
The latest Mortgage Rates: 30 Year fixed at 3.55% and 5/1 ARMS at 2.85%. Expect investor (non-owner occ) rates to run about ½ point higher on non-owner occ loans. (These are AOL/Zillow.com reported average rates as of Thursday)

Ahhhh, Spring is in the air. What a wonderful time of the year (the “most wonderful time of the year” is already taken). If you’ve been cooped up, it’s time to get outside, enjoy the sunshine, the air – the wonderful Colorado weather. If you need a reason, go look at some houses. It’s a bit more “windy” in the real estate world – more exciting and unexpected. Houses are blowing away quickly, it’s more difficult to get from point A to point B than normal (watch out for the dirt in your eyes), and it’s making some people stay inside rather than venturing out. But all in all, it’s still sunny…
