St. Patrick’s Day – Changing Your Legacy

Fisher Friday Flyer – March 18th, 2016

A whole lot going on this time of the year – it’s truly madness, March madness that is. Happy St. Patrick’s Day to all the Irish out there. Did you wear your shamrocks, kiss the Blarney stone (maybe a little hard to do) or talk like a leprechaun in celebration? It would seem that St. Patrick’s Day has degraded into a reason to throw a party – although I’m not a partier, I have been guilty of ignorance on who St. Patrick was and what the day is for. However, I asked myself this year, what’s the history? Do you know the story of St. Patrick? Here’s the shortened version – he lived in the 4th/5th century AD and was kidnapped at age 16 by pirates, held captive in slavery for 6 years before escaping, and then ultimately returned to his captive land as a missionary. Incredible! Can you imagine that, returning to serve? But it bodes well for the question – what if we all lived by similar principals? Patrick valued and loved people over money and things. His legacy is that he now has a day named after him. What if when we died we were known, not for how much cash flow we had or houses we flipped, but that the people involved were put first? Don’t get me wrong, cash flow and flipping houses are not bad, but it’s that dreaded “WHY” question that we hammer on. Can we bring that into our lives and businesses? Is our legacy bigger than ourselves?

HUD STEALS for you investors who are looking for out-of-state deals (this is just a sample of potential bargains available; click on link for more information; all at investor status; “IE” means FHA-lender repairs are under $5K, “IN” means OK for FHA loan as is);these HUDs may “go” quickly):

Flipper red on the front door, flipper red!. Is it still flipper red though? Or is red dead? Or maybe being put to bed? The cheapest and easiest curb appeal item is to paint the front door. It’s a mental thing, don’t turn them away before they see the beauty inside. Do you ever stage with patio furniture? How about the new “hip” fencing? Can you break the mold of vertical cedar pickets? How about the two things often forgotten until the very end? House numbers and mail box? Spend an extra $50 for some pizzaz?

How much money do you “need” to make to live in Denver? Well at least for the housing portion, it’s $68,436. Check out your favorite cities and what it takes to live in each of them. Taking the cake though? San Francisco needs a whooping $148,000 annual salary in order to afford living. San Diego, LA, New York and Boston round out the top 5.

The latest Mortgage Rates: 30 Year fixed at 3.51% and 5/1 ARMS at 2.85%. Expect investor (non-owner occ) rates to run about ½ point higher on non-owner occ loans. (These are AOL/ reported average rates as of Thursday)

What happened?? Cold, snowy? I was ready to take my snow tires off and get out the flip flops. Ah, Colorado, you’re weather is fantastic. It keeps us on our toes. The snow will be here today and gone tomorrow – just like the houses in our current market. What else is going on in the Denver world? Median home price continues to go up ($353,000), building permits are up almost 15%, home sales closed are up. What’s new? Apartment vacancy is up a bit. Seasonal or a change in the tide?
