Do you have a plan? Do you have a strategy? About everyday I get a call from someone who needs advice, they want to know how to find a property to flip. I give them the usual response, call a Realtor, get on wholesale lists, knock on doors or network. These are easy things to do, but how do you be efficient and really find a property? Find a strategy! Build a game plan! Come up with a system that works for you! Wake up every morning and spend 20 minutes looking at listings or going over whole sale lists. If you build a game plan and follow it, you will be successful!

Metro Denver see’s a big jump in inventory
There were 6,796 homes and condos available for sale at the end of June, which was 27.4 percent more than the count of active listings at the end of May, according to a report Wednesday from Denver Metro Association of Realtors. Some Realtors are saying this is a market correction. I’m not so sure, the end of May and beginning of June is when kids are getting out of school and graduating, and people are going on vacation. MORTGAGE RATE UPDATE
The latest Mortgage Rates: 30 Year fixed at 3.29% and 5/1 ARMS at 2.67%. Expect investor (non-owner occ) rates to run about ½ point higher on non-owner occ loans. (These are AOL/Zillow.com reported average rates as of Thursday)
