Surviving or Thriving?

Which is it? Are you hanging in and hanging on or are you pushing the envelope?  Are you “staying alive” or “all in?”  Can you be “caffeinated” without caffeine?  Are you present? Conscious?  Maybe you “check out” occasionally. Everyone has to recharge their batteries. How do you recharge and reengage?  I am reading Tony Robbins’ Money Mastery. Now there’s a man with energy!  He says less than 10% of us read non-fiction books (beyond chapter 1!).  Are you getting better?  Improving yourself?  In what ways?  Classes?  Conferences? Networking? Reading?  TED Talks?  Webinars?  Podcasts?  There are so many ways to learn, to grow, to educate yourself.  For me, it never ends and never will until “the end.”  Have you set your goals for 2015? Do they pass the SMART test?  Do you have the tactical and strategic defined and mapped out?  It’s hard to go anywhere when you don’t know where you’re going…are we there yet?  Take some time to reflect.  Take inventory. Count your toes (figurative).  Take stock. Then TAKE ACTION! Make it happen. What do you have to lose?

HUD STEALS for you investors who are looking for out-of-state deals (this is just a sample of potential bargains available; click on link for more information; all at investor status; “IE” means FHA-lender repairs are under $5K, “IN” means OK for FHA loan as is);these HUDs may “go” quickly):

Priced to sell: a game plan for setting your listing price.

  • Discuss price reductions before listing
  • Pricing low doesn’t guarantee multiple offers
  • Many agents look for a quick sale
  • Determine the real market value

Vacation fodder, I spend a week in the Caribbean to return to snow and single-digit cold. I’m just glad I have mobile warming (my car!)! So goes our Colorado weather.  Our real estate market is just as brash but predictable.  Here we are with record-setting inventory depletion and roof-raising rent rates (ah, alliteration, I hardly know ya).  The rest of our country is jealous. Nonetheless, we’re experiencing growing pains as we attempt to keep up with migration and new jobs in Front Range Colorado.  It looks like our little secret is not so little and is not a secret.  Companies continue to move their HQ and call centers to Colorado, even the new Denver US Patent Office is hiring.  It looks like new construction (our old state bird, the crane, has come back to roost again) will continue for years to come as people continue to outstrip housing.  Is it any wonder more local investors are looking (and finding) green pastures elsewhere?

We still have a few seats available to our 2-day REHAB ACQUISITION WORKSHOP February 28 and March 1.  This is a CORE class, MANDATORY stuff you MUST KNOW (remember, there’s a hard way and an easy way and there’s a right way and a wrong way). Register HERE!  This class won’t be offered again until August.  Day 1: classroom training. Day 2: field day!  While this class is directed to the newer investor, many veterans find it valuable with “tricks & tips!”

We’re looking for people looking for us!  Our Invest Success Mentorship Program classes start the first Monday of the month. We offer webinars, house tours, and small, personalized classes.  We’ll help you learn where and how to look for deals!  Oh, and our flagship program requires you to REHAB A HOUSE! You’ll have our ear for a year! Amp up your business with custom systems and procedures. Go to our website for more information. Better yet, call us. Nothing ventured, nothing gained!

Call us with tips, rumors, conjectures, deals, and cold cases (we’re thirsty!).  If you’re not on our list and want to be, LET US KNOW. Write, Text, Tweet, Facebook (the verb), E-mail, drop by.  Next Breakfast Club is March 14, bring your blarney! Thank you for helping us help you!
