Swim Like Salmon


Warning! The following is laced with metaphors, idioms, archaic song references, and puns.  We’re caught in a “quote quandary” (and parenthetical punctuational hell…).  Read at your own wrist…

Do you “go with the flow” or do you “swim with the salmon” (not to be confused with the Godfather’s sleeping venue)? Are you a contrarian (if a septuagenarian is in their 70s, is a contrarian in their 100s?)?  Do you go “against the grain?” (or is it Bob Seeger’s “wind?”)  Or do you “Drift Away?” (Sorry, Dobbie) Do you do things YOUR way (of course, Frank Sinatra did things his way)?  

Its fresh salmon season right now; lots of Coho salmon (not to be confused with co-wholesale and its derivatives: I’m doing a co-whole deal, e.g.) from the Great Northwest. Of course, there’s the on-going debate with the color “salmon:” is it “pink” or it is “salmon?”  “Salmon” certainly sounds better than “pink!”  “I have a bone to pick with you” feeds feasting on salmon. If you’re “well-seasoned” are you experienced or an “old salt” (or an experienced old salt?).  Most of us “swim the current” and “follow the flock” (sorry, a sheep had to shear in, we don’t want this to get too baaaaaad) as we go about our business.  It’s the salmon-like entrepreneur that stands out as he/she climbs the fish ladder on their way to their goal; for the salmon, its spawn-heaven and they’ll instinctively die to get there. Now that’s commitment! Are you?  Hey, grill a salmon steak for me this weekend…and keep swimming in the direction that best serves you!

First-half 2015 foreclosures starts a 10-year low!  Yet, REOs are 37% above pre-crisis levels. 19 states were at or below those foreclosure start levels and 35 states were above 2006 REO levels.  Colorado foreclosure starts are over 50% lower in 1H2015 than 1H2006!  So who had the highest foreclosure rates: Florida, New Jersey, and Maryland, followed by Nevada, then Illinois. Yet, Miami is down 30% year over year, while Boston is up 29% year over year. Average foreclosure times are at record highs, averaging 629 days! Highest: NJ; lowest: South Dakota. Ironically, Colorado foreclosure starts are up 83% year over year!

The latest Mortgage Rates: 30 Year fixed at 3.89% and 5/1 ARMS at 2.84%. Expect investor (non-owner occ) rates to run about ½ point higher on non-owner occ loans. (These are AOL/Zillow.com reported average rates as of Thursday) 


It’s a little early for the frost to be on the pumpkin but local sages are saying our market is showing signs of slowing down, that appraisers cannot keep up the supply/demand inflationary pace. We’re seeing contracts written with cash-to-the-table clauses if appraisals not met, e.g. We’re seeing more cat-and-mouse negotiations between buyers and sellers.  Our market continues to evolve.  Is there a future for flat-fee real estate agencies?  Two sides, two opinions, imagine that. Do they make more sense in a sellers’ internet market? Does a realtor have to work harder…and smarter?  Stay tuned as the answers to these questions unfold with the passing of time.
