The opening ceremonies are tonight for the 2016 Summer Olympics! For over 2 weeks we will watch these amazing athletes compete for a medal. We know names like Missy Franklin, Michael Phelps and Usain Bolt. They’ve received money and fame for all their hard work. Are they the only ones at the Olympics? NO! Recently, I was in Lake Placid, NY and stayed at the Olympic training center. I sat in the same cafeteria with some of these athletes. I didn’t know their names or what sport they participated in, but I did know they were training to get a chance. These men and women have spent the last 4 years looking for that 1 minute of glory. That one chance to race for their country, the one opportunity to win the gold medal, the one time to put it all together! Over 11,000 athletes from all over the world will participate in Rio! Who are you going to watch? Who will be an inspiration for you? How will you take their inspiration and apply it to your life?

Denver’s Affordable Housing Plan-
As an investor, I’m always looking for the best place to put my money. What is Denver’s need right now? Affordable housing is defiantly on my radar! Denver’s City Council asked for some extra time to review a plan that will potentially raise $150 million dollars in the next 10 years for affordable housing. As will all items that come for a vote, people need time to review. This will be interesting to watch as investors who are thinking of taking advantage of one of Denver’s greatest needs. MORTGAGE RATE UPDATE
The latest Mortgage Rates: 30 Year fixed at 3.25% and 5/1 ARMS at 2.58%. Expect investor (non-owner occ) rates to run about ½ point higher on non-owner occ loans. (These are AOL/Zillow.com reported average rates as of Thursday) There was very little change from last week. These rates are still amazing.

New listings are down, under contract properties are down, Sold houses are up. Remember, sold house are from deals that happened 30 to 45 days ago. Just like last week, life is taking effect of the market. The end of summer vacations and back to school are slowing things down. It’s nice to take a little breather. For investors I would be getting ready to find some deals in the next couple of months.
